Hunter’s Hill Council wishes to advise its residents and ratepayers that it has not received a formal planning proposal from Montefiore Residential Care for seniors housing at a site on High Street, Hunters Hill.

General Manager Mitchell Murphy said the Council has held initial discussions with Montefiore about the pathway it would need to follow as a proponent, should a planning proposal be lodged for consideration.

The NSW Department of Planning and Environment recommends that pre-lodgement due diligence includes engagement between the proponent and the relevant council and can include the community.

Should a proponent initiate a planning proposal, the formal process would be as follows:

  • Planning proposal lodged with Council seeking to amend the Hunters Hill Local Environmental Plan (LEP).
  • Council undertakes assessment of the proposal and forms a view as to whether the proposal has strategic and site-specific merit. This will include referral to the Local Planning Panel.
  • If supported, Council would submit the planning proposal to the Department of Planning and Environment for ‘gateway’ determination.
  • Following gateway determination, the planning proposal would go on public exhibition.
  • Final assessment of the planning proposal and, if supported, preparation of the draft LEP, review and finalisation. Once finalised, the LEP may be made, notified and come into effect.
  • The proponent would need to lodge a development application to seek consent for any development.
